Gaedeke Group's One Legacy West Wins NTT DATA's North American HQ

Gaedeke Group LLC has landed a global IT services giant, NTT DATA International LLC, as the lead tenant for its soon-to-deliver One Legacy West, signing a five-floor lease for 41% of the LEED Gold project.

The 126,715-sf lease runs well over a decade. NTT DATA, which recently acquired the former Dell Services, anticipates opening the new North American headquarters office in early summer.

On track to deliver in late January, the 307,824-rsf, 14-story One Legacy West at 7950 Legacy Dr. is situated on an 11-acre tract at the northwest gateway to the 240-acre Legacy West, a $3 billion mixed-use urban development in West Plano.

"This is a huge win for Plano, Legacy West and our project," says Belinda Dabliz, vice president of leasing for Dallas-based Gaedeke. "It's a perfect marriage – a 21st century building and a prominent, innovative IT company."

Landlords had lobbied long and hard for the HQ deal from Japan-based NTT DATA, one of the Top 10 global business and technology services providers with more than 100,000 professionals in approximately 50 countries. It currently has an office in nearby Granite Park and now owns Dell's campus in the same submarket. NTT DATA will initially house 600 employees in One Legacy West, a mix of new hires and relocations from the current Plano locations and all across the continent.

services leaders together into one headquarters, which resulted in the need to expand facilities,” says John McCain, CEO of NTT DATA Inc. “The city of Plano has been very supportive, and One Legacy West is an excellent option in terms of quality and size for our needs."

The transaction is one of the largest office leases for a new multi-tenant project in the Dallas/Fort Worth metroplex within the past year. Dabliz represented Gaedeke. Steve Jarvie, president of E Smith Realty Partners, and Damian Rivera, SIOR, the firm's president of national accounts, were the tenant representatives. E Smith Realty Partners also negotiated incentives from the state of Texas and the city of Plano.

"It's certainly one of the finest suburban buildings in the metroplex. Gaedeke's reputation as a landlord and long-term ownership were extremely important," Jarvie says. "Its property management team is highly regarded in the industry and known for taking good care of its tenants."

NTT DATA's name will be placed at the top of the building's west façade facing the Sam Rayburn Tollway. The landlord also plans to incorporate an upscale culinary venue with an on-site chef and catering team into the project's amenity package.

One Legacy West and attached six-level parking structure, designed by Dallas-based Morrison Dilworth + Walls, offer the most innovative smart building technologies available on the commercial market. A tranquil reflecting pool surrounds three sides of the office building, which features Destination Dispatch elevators, guest hoteling stations, outdoor terrace with two fireplaces, tenant lounge/gaming area, conference center, fitness center, courtesy shuttle to Legacy-area restaurants and shops, electric car charging stations and secure bike storage spaces. Gaedeke has master-planned the site to accommodate a second office building.
